Before any conversation about price or timeline, confirm that the contractor holds the correct licence and has direct experience managing the Dubai Municipality approvals your specific project will require. This is not a detail to verify at the end of the process.
A commercial portfolio, not just residential
Ask to see completed projects, not renders. A contractor with a strong residential portfolio may not have the coordination experience that commercial fit-outs demand. Sequencing, trades management, shorter timelines and higher brand expectations are a different discipline. Look for verified examples of commercial spaces the contractor has delivered from brief to handover.
In-house project management
Some contractors outsource project management, which introduces gaps in accountability and communication. Look for a contractor whose project management sits in-house, with a named individual responsible for your project from design through to the day you receive the keys.
